Barn conversions produce a particular set of problems that automation happens to be well suited to: very large open volumes that are difficult to heat evenly, enormous areas of glazing that overheat in summer and lose heat in winter, double-height spaces where a light fitting is genuinely inaccessible once the scaffold comes down, thick walls with no cavity, and almost always no mains gas.

01 · While the shell is open

Every one of those is a first-fix problem

Zoned heating that treats a double-height living space differently from a bedroom under the eaves. Automated shading on the big south-facing glazing, so solar gain is intercepted at the glass rather than fought with cooling.

Lighting designed as layers, because one pendant in a five-metre-high space lights nothing usefully. And critically, cable routed before the plasterboard goes on.

02 · The cost argument

Retrofitting a finished barn is the expensive way

The walls that make these buildings beautiful — solid stone, exposed brick, structural timber — are exactly the walls you cannot easily route cable through. Solid ground floors with underfloor heating and no void above compound it.

The gap between first fix and retrofit is far wider here than in a standard house. It is the single biggest number in this whole conversation.

You do not have to commit to the full system at that point. Running the infrastructure keeps every option open and costs comparatively little — if you never proceed you have spent very little, and if you do you have saved 30–40%.

04 · Heating

Off-gas is where zoning earns the most

Oil, LPG and heat pumps all cost more per unit than mains gas, which makes zoning and weather compensation worth more in a barn than almost anywhere else.

If you are installing a heat pump, getting flow temperatures and controls right at design stage is the difference between the running costs you were promised and the ones people complain about.

Barn Conversion Automation — common questions

When should I involve you in a barn conversion?
Before the electrical package is tendered, if possible. That is the point where cable routes, containment and switch positions can be designed in at almost no extra cost. Once first fix is complete the options narrow considerably, and once the plasterboard is on, a barn is one of the more expensive buildings to retrofit.
Why is retrofitting a barn conversion so expensive?
Because the features that make these buildings attractive are the ones that block cable. Solid stone and brick with no cavity, exposed structural timber you would not want to drill, double-height voids that need access equipment, and solid ground floors with underfloor heating and no void beneath. Every route that would be straightforward in a standard house becomes a decision about damaging something.
How do you heat a double-height space efficiently?
By treating it as its own zone with its own target and its own logic, rather than letting a thermostat in a normal-height room govern it. Underfloor heating usually works well in these spaces because it heats from the floor rather than warming air that immediately rises. Weather compensation on the flow temperature does most of the efficiency work, particularly with a heat pump.
What about all the glazing?
Large glazed elevations are the defining feature of most conversions and the main source of summer overheating. Automated shading that responds to sun position and room temperature intercepts the heat at the glass, which is far cheaper than cooling the space afterwards. In winter the logic inverts, keeping the glazing open on bright cold days to collect free heat.
Do I have to install everything at once?
No, and most people do not. The part that must happen during the build is the cabling. The systems themselves can be phased — lighting and heating first, audio or cinema later — because they all run on the same controller. Adding a system afterwards becomes programming plus a few circuits rather than a second installation.
How much does automation add to a barn conversion budget?
A meaningful whole-building specification typically starts around £12,000 ex-VAT and commonly runs £18,000–£45,000 depending on floor area, zone count and scope. As a proportion of a conversion budget it is usually modest, and it is one of the few line items that is dramatically cheaper now than later.
Can you work with my architect and main contractor?
Yes, and it works considerably better that way. We provide cable schedules, containment requirements and switch positions your electrician can price and install to, and we attend at first and second fix to check the routes before they are closed up.
