How Much Does a Loxone Smart Home Cost? [2026 UK Guide]

Loxone is not cheap. It is also not as expensive as most people assume — and unlike many ‘smart home’ alternatives, the price you see is the price you pay, with no monthly subscription, no cloud fees and no hidden extras.

This guide breaks down what a Loxone installation actually costs in the UK in 2026, what drives that cost up or down, and how to get an accurate quote without a lengthy sales process.

The three Loxone cost categories

Every Loxone installation falls into one of three categories:

  1. Garden room or outbuilding — a self-contained space with its own Miniserver
  2. Whole-house retrofit — an existing property, fully or partially automated
  3. New build or major renovation — Loxone specified at M&E stage and pre-wired during first fix

The cost drivers, price ranges and value calculations are different for each.


Garden room Loxone costs

This is the most accessible entry point for Loxone and the fastest to install. At Westgate, we offer three fixed-price tiers:

Every tier includes supply, installation, programming, commissioning, a customer handover session and a 14-day post-install check-in. VAT is charged at 20% on top.

What drives garden room costs up:

  • Outdoor audio (weatherproof speakers add £800–£1,500)
  • Extra RGBW lighting channels
  • External automated blinds or canopies
  • Integration with a house system installed later

What’s included that surprises people: Full Loxone programming — scenes, automation logic, music integration and a configured Loxone app — is included in the fixed price. There is no ongoing software licence.


Whole-house Loxone costs

Whole-house pricing is scope-based, not fixed-tier, because the number of rooms, floors, lighting circuits, audio zones and integrations varies significantly between properties.

Typical price ranges for a UK whole-house Loxone installation:

  • 3-bed property (lighting, heating, audio): £12,000–£20,000 ex-VAT
  • 4–5 bed property (full spec): £20,000–£35,000 ex-VAT
  • Large detached or grade-II property: £35,000–£60,000+ ex-VAT

These prices include the Miniserver, all Loxone Tree extensions, switches, sensors, wiring, installation labour and full programming. They do not include third-party hardware (multiroom audio speakers, CCTV cameras, EV chargers) which are quoted separately if required.

What drives whole-house costs:

  • Number of lighting circuits — the biggest single cost driver
  • Multiroom audio — each zone adds £600–£1,200 for speakers and amplification
  • Retrofit vs new build — retrofits cost 30–40% more due to access and containment work
  • Property type — stone walls, listed buildings and large floor plates all add labour
  • Integrations — alarm systems, solar/battery, CCTV and EV chargers each add cost

What Loxone does that cheaper systems cannot: True automation. Heating that responds to occupancy. Lighting that adjusts to natural light levels automatically. A security system that activates specific scenes when triggered. No equivalent system at this price range offers the same depth of integration.


New build Loxone costs

If your property is being built or undergoing a major renovation, Loxone specified at M&E stage is the most cost-effective way to install the system — often 30–40% cheaper than the equivalent retrofit.

Why: During first fix, your contractor pre-wires for Loxone while ceilings and walls are open. Loxone Tree cable is inexpensive and fast to run before plasterboard goes up. Retrofitting the same spec into a finished property requires cutting, containment, redecoration and significantly more labour.

Typical new build Loxone M&E specification costs:

  • 3–4 bed new build (lighting, audio, climate, security): £18,000–£28,000 ex-VAT
  • 5+ bed new build or significant renovation: £28,000–£50,000+ ex-VAT
  • M&E consultation and spec only: from £750 (deductible from installation if we proceed)
