The walls are open, the floor is up, the electrician is already on site — and then it is plastered, and the moment is gone for another twenty years. The problem nobody warns you about is what happens afterwards: you end up living in two houses.

01 · The real problem

The new part gets everything — dimmable circuits, decent lighting design, maybe underfloor heating on its own zone. The old part keeps the pull cord in the bathroom and one thermostat in the hall.

Six months later the extension is the only room anybody uses in the evening, and the rest of the house feels like a different building. Fixing that later means going back into finished rooms.

02 · The window

That is the whole opportunity. Cable is pennies per metre while the walls are open and several hundred pounds a point once they are not.

We give your electrician a cable schedule, containment requirements and switch positions to price against, and attend at first and second fix. You do not have to commit to the full system to run the cable.

03 · Glazing

Bifolds and rooflights are why the room overheats

The glazing that makes an open-plan extension worth having is also the reason it hits 28°C in June and loses heat all winter. Cooling it afterwards is the expensive way to solve that.

Automated shading driven by sun position and room temperature intercepts the gain at the glass, and inverts in winter to collect it instead. Specified with the glazing, it is a fraction of the cost of retrofitting blinds to a rooflight.

What we need from your builder, and when

The useful conversation happens before the electrical package is priced — ideally at the point the steel is specified. After first-fix plastering we can still work, but the options narrow and the cost climbs.

We work to your electrician's programme rather than replacing them, and all our own electrical work is certified to BS 7671 and notified under Part P where required.

FAQ

Extension & Open-Plan Automation — common questions

When should I involve you in an extension project?
Before the electrical package is priced, and ideally when the steel is being specified. At that stage we can give your electrician a cable schedule to price against and the cost is small. After first-fix plastering the options narrow considerably and the price climbs, because routes that were free become chases through finished walls.
Do I have to automate the whole house, or just the extension?
Just the extension is fine, and it is what most people do. The important thing is that the design leaves a route to bring the older rooms in later — the right cable at the consumer unit and a Miniserver with spare capacity. Done that way, adding the original rooms in a few years is programming and a switch change rather than another building project.
Will you work with my own electrician?
Yes, and it is the usual arrangement on extension work. We provide the cable schedule, containment requirements and switch positions, your electrician runs the cable as part of their first fix, and we attend at first and second fix to check and terminate. Any work we carry out ourselves is certified to BS 7671 and notified under Part P where required.
How much does it add to an extension budget?
Typically from £4,500 ex-VAT for a meaningful specification in a single-storey rear extension, covering lighting, heating zoning and the infrastructure for later expansion. The cable itself is a very small part of that — most of the cost is hardware and programming, which is why running cable now and deciding scope later works so well.
What about the rooflight or bifold blinds?
Those need cable in the ceiling or reveal before it is closed up, so they have to be decided early even if the blinds themselves are fitted much later. Retrofitting a wired blind to a finished rooflight usually means scaffolding and making good, which costs several times what the cable would have.
Does an extension need planning permission for any of this?
The automation itself does not. Your extension may need planning permission or fall under permitted development, and it will need Building Regulations approval either way — that is your builder's and architect's territory, not ours. Our electrical work is notified under Part P as part of the wider job.
